We provide structured price ranges and transparent estimates; most custom luxury pools in our market begin in the low-six-figure range depending on size, materials, and site work. Exact pricing is determined by design complexity and overall scope definition.

Our pricing proposals are very thorough. We break down the pool project into major milestone phases and line-item all costs, covering civil/site work, engineered structural shell, mechanicals, hydraulics & undergrounds, masonry/exterior finishes (tile/veneers/retaining walls), decking/hardscape, and specified landscape or other specialty features/options.

Yes, we provide a no-cost on-site consultation to assess site constraints, discuss program and budget, and determine the appropriate next steps for design and engineering. After the consultation, we do have a design fee based on size and complexity of the deliverables for your project.

Yes, we are hyper focused on a thorough and detailed design process. We deliver photoreal 3D renderings and plan sets during the design phase to verify sightlines, unique/custom features, materials, and system integration prior to construction.

Every project is assigned a dedicated and certified project manager who coordinates subcontractors, scheduling, quality control, and client communications.

We manage permit applications, coordinate required structural/soil engineering and assist with HOA documentation and submittals as part of our preconstruction scope.

We employ a hybrid model: core trades and supervisory staff are in-house for quality control, while vetted specialty subcontractors are used for scope-specific tasks under our direct supervision. Our view on this controversial subject is straight forward: If you are the best at what you do, are you working hourly for ONE company, or are you selecting the jobs you want to pursue and charging by the project to the top companies? Of course, the best specialty trades are not working in-house for a single company. They too are out building their brand and reputation. Our subcontractors are the heart of our projects. Many of them are long standing, trusted partners, and are the absolute best at what they do.

We specify industry-leading, energy-efficient equipment. Variable-speed pumps, high-efficiency heaters, salt or mineral sanitation systems, and intelligent automation controllers, based on performance, serviceability, and lifecycle cost. We are FLUIDRA PRO PARTNERS and install JANDY pool equipment on all of our projects.

Yes, we provide fully integrated outdoor living systems, coordinating structural, electrical, and plumbing work so auxiliary features operate seamlessly with pool systems.

We facilitate financing through vetted partners such as Lyon Financial and can provide prequalification resources and sample payment plans during proposal review.

We provide a written workmanship warranty alongside manufacturer warranties for specified equipment and finishes; warranty terms are thoroughly detailed in our construction agreement.

Site constraints are evaluated during the initial survey; our scope includes engineered grading solutions, drainage mitigation, arborist coordination if needed, and logistics planning for tight access or staging.

Payment schedules are milestone-based (design deposit, mobilization, stage completions, final), and we accept bank transfer, check, and approved financing disbursements; exact terms are included in the contract.

We require timely decisions on selections and access approvals; otherwise, your project manager handles day-to-day coordination; clients are engaged for milestone approvals and final walkthroughs.

Start-up includes system cleaning/brushing, water chemistry balancing, automation programming, a comprehensive owner orientation ("pool school"), and documentation for recommended maintenance and service plans. We also offer weekly service and maintenance plans for all our build projects. If we build it, we want to continue taking care of it. If you remain with us for service & maintenance, it extends your pool warranties for an additional 2 years.
